Greenplan recognizes business opportunities in real estate that can be enhanced by creating synergies through joint ventures with other reputable professionals and organizations as evidenced by our assembled professional resource team led by GreenPlan. GreenPlan’s professional team assembled by its Managing Consultant, Isaac Chimbetete who has more than 25 years’ experience in real estate business boasts of local, regional, and international credentials and experience. The experience and exposure of GreenPlan’s technical team has enabled it to network and relate with other land related development professionals such as quantity surveyors, architects, land economist, planners, and engineers etc. leading to the development of a huge database on real estate business in Zimbabwe and the SADC region.

1. Valuation, Property Development Appraisals and Feasibility Studies

  •  Undertakes of property development appraisals, valuation and feasibility studies of development projects including the assessment of their visibility.

  • General valuation of land and buildings including plant and machinery in relation to capital and rental values across all property sectors being residential, commercial, institutional, healthcare industry, leisure and recreational, specialized etc. in Zimbabwe and the SADC region.

  • Valuation for insurance purposes and acquisition advice including appraisals for banks and other financial lending institutions.

  • Valuations for accounting purposes, due diligence of mergers and acquisitions, including for listing purposes.

2. Specialist Valuations

  • For occupiers, for funding and corporate governance, strategic portfolio analysis, development appraisal and acquisition support.

  • For investors and lenders by offering sector advice, loan security valuations, acquisition due diligence and investment valuations.

3. Valuation and Property Development Appraisals

The following is a list of selected existing real estate portfolio in which GreenPlan has actively been involved in:

  • Valuation of University of Zimbabwe asset portfolio initially from (January 2020 – May 2020) and most recently from 15 March 2023 to end of assignment date on 15 May 2023. 

  • Valuation of selected Society of Jesus of the Southern Africa (SAP) properties in Harare, Banket and Nyanga for Accounting and Management Review Purposes in December 2022. The portfolio includes St Ignatious College, St Georges & Hartman House, St. Peters Kubatana Glenora, MSU School of Social Work Campus, Georgette Block of Flats in Harare & Monterose boarding house in Harare CBD , Wayside Parish in Mount Pleasant, 7 Residential dwellings in and around Harare, Zambuko Trust for Boys in Waterfalls as well as the Sacred Heart School and Presbytery in Banket.

  • Valuation of selected Properties in Star Africa Corporation Property Portfolio earmarked for disposal in July 2022. The portfolio included Industrial complexes, 2 in Bulawayo, 1 in Harare, 1 in Hwange and another 1 in Mount Hampden; 14 warehousing and/or commercial retail complexes in Marondera, Rusape, Honde Valley, Birchenough Bridge, Sanyati, Gweru, Mubayira, Magunje and Murewa; 7 Residential dwellings in Rusape, Honde Valley, Sanyati, Hwange, Bulawayo and Mubayira as well as 2 vacant residential stands and an adjacent commercial stand in Ruwa.

  • Valuation of Murewa Rural District Councils’s Assets such as schools, clinics, roads, street lights, sewer and water treatment plants, office buildings, road networks, market stalls, beer halls etc. for accounting purposes. 

  • Valuation and appraisal of the Stephen Margolis Resort on behalf of the Stephen Margolis (Private) Limited between (2019 – 2021).

  • Valuation of Rural Electrification Authority (REA) assets across Zimbabwe.

  • Valuation of Zimbabwe Revenue Authority (ZIMRA) properties and assets across Zimbabwe.

  • Farm valuations for the Ministry of Lands and Rural Resettlement for the assessment of compensation in terms of the Land Acquisition Act and Regional, Town and country Planning Act. The valuation also includes agricultural assets including standing/growing crop and biological assets.

  • Valuation of Koala Park Property Portfolio in Harare, Kadoma and Chiredzi  between (2019 -2022).

  • Feasibility study, valuation, and appraisal of the proposed redevelopment of an industrial complex for Allied Insurance (Private) Limited, a subsidiary of the Industrial Development Corporation (2017 – 2023).

4. Compulsory Acquisition and Compensation 

  • Preparation of, consideration of, and advice on valuation and claims for compensation of compulsorily acquired land/property.

5. National and Local Taxation

  • Valuation for rating (in terms of the relevant Acts) and taxation proposes (income and Capital gains Tax, Stamp duty, Deceased estates, liquidated companies etc.)

6. Planning and Property Development

  • General advice on planning matters including issues relating to policy and development at local and national level.

  • Development site identification, assembly, and acquisition.

  • Preparation, submission, and processing of planning applications including any necessary appeals.

  • Preparation and submission of evidence for planning inquiries and appeals.

  • Preparation of developments briefs and plans.

  • Arrangement of development funding and finance.

  • Advice on lending on property development.

  • Project initiation, design, appraisal, development, and management including technical advice pertaining to actual real estate developments such as housing, commercial developments, HealthCare, leisure and recreational etc.

7. Town Planning Consultancy Services and Particularly Local Development Plans and Review of Master Plans

GreenPlan offers town planning consultancy services as evidenced below by some of the town planning consultancy work which GreenPlan has been involved in:

  • Review of Rusape Master Plan (June 2024), Rusape Town Council.

  • Review of Norton Master Plan (June 2024), Norton Town Council.

8. Property Management 

  • GP also has expertise in Estate Management (landlord and tenant negotiations including maintenance and repair, letting, Property management and control.

9. Research and Training

  • Research into property market sales and rentals, real estate values and indices capitalization rates and property investment yields vis-a-vis other investment vehicles across all property sectors and publications of the market trends.

  • GP offers training in real estate business and conducts lectures/seminars/workshops in conjunction with kindred organizations such as the Real Estate Institute of Zimbabwe, Estate Agents Council of Zimbabwe, Zimbabwe Institute of Rural and Urban Planners, The University of Zimbabwe, Royal Institution of chartered surveyors, South African Institute of Valuers and the South African Council for the Property Valuers Association etc., the Government of Zimbabwe’s Ministries of Lands and Rural Resettlement  and the SADC region.

  • UNDP sponsored Consultant for the Ministry of Lands and Rural Resettlement (Zimbabwe) on “Training of officers in the Valuation of Immovable Properties and inventories on acquired Farms and production of a Manual thereof” (May 2017).

  • UNDP sponsored Consultant for the Ministry of Lands and Rural Resettlement (Zimbabwe) on “Capacity Needs Assessment for the Valuation of Immovable Properties and inventories on acquired Farms” (December 2015 to May 2016).

  • FAO sponsored Consultant for the Ministry of Lands Reform (Namibia) for the review of the existing Computer Assisted Mass Appraisal valuation model for land tax assessments and recommendations for its improvement consistent with relevant VGGT principles and best international practices (January-December 2016).
